One more thing on the listing agreement being a pocket or non MLS listing before the BPO. If the house needs fixing up, then you obviously want it looking as trashed as possible for the BPO (not for potential end buyers)so keeping off the MLS til after the BPO when you can get it fixed up is the best strategy.
